Oxnard gives you choices. You can live a few minutes from Knott Gate in south Oxnard, by the water at Channel Islands Harbor, or in the newer RiverPark area by the 101. Point Mugu is 15 to 35 minutes depending on where you start.
Dual military couples with one spouse at each site often land in south Oxnard, because it sits between both gates.
Areas worth a look
- South Oxnard has single family homes on a flat, easy drive to both gates.
- Channel Islands Harbor, Mandalay Bay and Oxnard Shores put you by the water. Beach and harbor homes cost well over a million, and condos start far lower.
- RiverPark is newer, built from about 2009 to 2016, with The Collection shopping center inside it. It carries a Mello-Roos special tax.
- Via Marina and Sea View Estates offer mid century and newer single family homes a couple of miles from the beach.
Schools
Oxnard has four elementary districts, and your address decides which one you get: Oxnard School District, Rio, Hueneme or Ocean View. High school is the Oxnard Union High School District. Two homes with an Oxnard address can sit in different districts, so I search inside the boundary you want.
Things to know before you buy
- Mello-Roos. RiverPark, Wagon Wheel and the Mandalay Bay harbor tracts pay special taxes. They show on the tax bill and count in your payment.
- Coastal hazard maps. Check tsunami and flood maps for any address near the harbor or the beach.
- Aircraft noise. Parts of south Oxnard hear Point Mugu traffic during big test events. Visit on a weekday.
