If your command is on the Port Hueneme side, nothing beats this commute. Most of the city sits within a five minute drive of Knott Gate, the commissary and the Navy Exchange on 23rd Avenue.
Hueneme Beach Park, the pier and the lighthouse promenade are on the other side of town. You can be on base at 0600 and on the beach by 1630.
What the homes look like
Port Hueneme is condo and townhome country. Most complexes were built in the 1970s and 1980s, and many sit right by the beach, like the Surfside phases. Single family homes exist but they go fast.
- Condos and townhomes are where most buyers on BAH land here.
- HOA dues run from a few hundred dollars to more than $700 a month at the beach complexes. Ask what they cover. Many include water, trash and building insurance.
- VA condo approval matters. A complex must be on the VA's approved list before a VA loan can close there. I check that before you fall in love with a unit.
Schools
Most of Port Hueneme is in the Hueneme Elementary School District for kindergarten through eighth grade. High school is the Oxnard Union High School District, with Hueneme High closest. Confirm the school for any exact address with the district.
Things to know before you buy
- Tsunami and flood maps. The coast here is low. Look up any address on the state tsunami map and FEMA's flood map before you write an offer.
- No Mello-Roos found. I have not found Mello-Roos special taxes on homes in Port Hueneme.
- Point Mugu is close too. It is about 15 to 25 minutes down Hueneme Road and Highway 1, which helps dual military couples.
