Renting vs buying on BAH

Renting vs Buying on BAH in Ventura County

Every family on orders to NBVC hits the same fork in the road. Do we rent, take base housing or buy? I have seen all three work, and I have seen all three go sideways. Here is how I walk families through it.

Start with the real numbers

For 2026, Port Hueneme and Point Mugu share one housing area, Ventura, CA (CA025). An E-5 with dependents gets $3,537 a month. An E-6 gets $4,008. An O-3 gets $4,212. The full table is on the BAH calculator page.

A three bedroom rental near the base runs roughly $3,300 to $4,100 a month. So for a lot of families, rent eats most or all of the BAH.

Base housing takes your whole BAH, with utilities included, no deposit and no credit check. The catch is the waitlist. Call the Housing Service Center at 805-982-4321 the day you get orders, even if you plan to buy. Getting on the list costs nothing.

What buying with a VA loan changes

A VA home loan lets you buy with zero down and no monthly mortgage insurance. That matters on this coast, where saving a down payment on a Ventura County house is a tall order.

When you own, part of every payment pays down your loan instead of a landlord's. And when your next orders come, you can keep the home as a rental and buy again at the next duty station with your remaining entitlement. A lot of military families build their first real wealth this way.

When renting makes more sense

Buying is not always the move. Renting can be smarter when:

  • Your tour is short and you have no interest in being a landlord later.
  • You expect orders on short notice and need flexibility.
  • Your credit or savings need a year to get where you want them.
  • You do not know the area yet and want to try a town before you commit.

California gives military renters real protection. A landlord can take no more than one month's rent as a security deposit from a service member, and you can end a lease with PCS orders and written notice.

The questions I ask every family

  1. How long do you expect to be here?
  2. Would you keep the home as a rental when you leave?
  3. What does your whole household income look like, not just BAH?
  4. Which gate, and how long a drive can you live with?
  5. Condo with HOA dues, or a house with a yard?

Run it side by side

Plug a price into the BAH and VA calculator with the interest rate from your own loan quote. You will see the full monthly payment, taxes, insurance and HOA included, right next to your BAH. Then compare it to the rent on a similar home.

If you want help building that comparison with real listings, send me your details and I will put it together for you.

Questions families ask me

How much is BAH for an E-5 at NBVC in 2026?

$3,537 a month with dependents and $3,018 without, in the Ventura, CA Military Housing Area (CA025).

Is it better to rent or buy on a two or three year tour?

It depends on your numbers and your plans for the home after you leave. Many families buy and keep the home as a rental on their next orders.
