VA loan Ventura County

Using Your VA Loan in Ventura County

Ventura County is expensive. The VA home loan is the reason so many military families still buy here anyway. Here is what I want every buyer to know before they start shopping near NBVC.

Zero down, even here

With a VA loan you can buy with no down payment and no monthly mortgage insurance. If you have full entitlement, there is no VA loan limit, so a county with high prices does not cap what the benefit can do. You still have to qualify for the payment with your income.

The funding fee

Most VA buyers pay a one time funding fee. With less than 5 percent down it is 2.15 percent of the loan the first time you use the benefit and 3.3 percent after that. Putting 5 or 10 percent down lowers it. You can roll it into the loan.

If you receive VA disability compensation, the funding fee is waived. That alone can save you thousands, so get your rating letter handy.

Condos need VA approval

Condos are how a lot of families buy near Port Hueneme. But a VA loan can only buy a condo in a project the VA has approved. Before you tour, I check the complex against the VA's list. Some townhomes are condos on paper and some are not. The title report settles it.

Make the seller help

The seller can pay your closing costs, and VA allows seller concessions up to 4 percent of the home's value on top of that. In the right market, that can cover your funding fee or prepaid taxes and insurance. I write offers with this in mind.

Buying before you arrive

Many families go under contract from their old duty station. I tour homes with you on live video, and VA generally expects you to move in within 60 days of closing. A spouse can often satisfy the occupancy rule if you are still in transit, and a power of attorney can cover the signing. Ask me how it works for your situation.

Costs that count in your payment

When you qualify, the payment includes more than the loan:

  • Property tax, about 1.1 percent of the price in much of the county
  • Homeowners insurance, which can cost more in fire hazard zones
  • HOA dues on condos and townhomes
  • Mello-Roos special taxes in newer tracts like RiverPark

Plug them all into the BAH and VA calculator with the interest rate from your own loan quote, and you will see the real number next to your BAH.

Keep it when you leave

When your next orders come, you do not have to sell. Many families keep the home as a rental and buy again at the next duty station with their remaining entitlement.

Yes, if the condo project is on the VA approved list. Many in Port Hueneme and Oxnard are.
